A pre-purchase timber pest inspection is a one-off, non-invasive examination of a property for evidence of termites, borers, fungal decay and conducive conditions. It is carried out to Australian Standard AS4349.3 and is separate from a building inspection (AS4349.1).

Many Penrith and Blue Mountains homes were built in the 1960s–80s with untreated softwood framing — prime termite food. Bushland-fringe suburbs like Leonay, Glenmore Park, Mulgoa, Springwood and Wentworth Falls are particularly high-risk.

Our inspection covers the subfloor, roof void, all internal rooms, the external perimeter, fences, retaining walls, garden structures and any timber within 50m of the dwelling. We use Termatrac radar, thermal imaging cameras, moisture meters and borescope cameras to inspect concealed timbers.
